Common questions
Does Medicaid cover home modifications?
Often yes, but through waiver programs rather than standard Medicaid. New York funds Environmental Modifications, commonly called E-mods, through the OPWDD, NHTD and TBI waivers. California funds them under CalAIM Community Supports. Caps commonly run $5,000 to $15,000 per participant and require documented medical necessity.
What documentation do funding sources require for accessibility work?
Most require a licensed contractor's itemized scope, one to three vendor bids, proof of license and insurance, before photos, a statement of medical necessity from a clinician, and permit records where applicable. Bids that lack line item detail are the single most common reason a submission gets denied.
How do you verify that a ramp bid meets slope requirements?
We check stated rise against stated run. ADA requires a maximum 1:12 slope, so 30 inches of rise needs 30 feet of ramp, plus a landing every 30 feet and at every turn. Bids routinely price the ramp itself and omit the landings, handrails or grading.
What is wall blocking and why does it matter for grab bars?
Blocking is solid lumber installed inside the wall so a grab bar anchors to structure instead of drywall. ADA requires grab bars to withstand 250 pounds of force. A bid that quotes grab bar installation without opening the wall is usually installing a bar that will eventually fail under load.
Can you review multiple vendor bids for the same unit?
Yes, and this is where the review is most useful. Price gaps between bids are almost always driven by scope differences, not markup. We normalize every bid to a single scope so you are comparing the same work, rather than comparing three different projects that happen to share an address.
Do you work with nonprofits and housing authorities?
Yes. Organizations reviewing several bids per month are the reason this page exists. We work on program rates rather than per memo pricing, and we standardize the review format so your files stay consistent across properties, vendors and funding sources.
How fast is turnaround for a program client?
Standard turnaround is 12 hours for a single bid. Program clients on a standing workflow typically see same day turnaround on straightforward scopes and 24 hours when several vendor bids need to be normalized against each other. Rush handling is available when a funding deadline is driving the timeline.
Do you contact our vendors directly?
No, never. The memo goes to you, written so your team can forward it or use the pushback language as written. Staying out of the vendor relationship protects it, and it keeps the review independent of whatever negotiation you decide to have afterward.
